Balcones Drive home built around its outdoor spaces
You could drive by 3600 Balcones Drive a hundred times and not realize what's back there.
Set on an eighth of an acre, the limestone-and-siding house wraps around the pool area and a stream in the back of the house.
The 1964-built home has gone through many updates, especially after 2007, when an Austin Energy power line fell onto the house after a wind gust and started a fire. The incident was part of a lawsuit that led to a $750,000 settlement.
It became an opportunity for homeowner Lee Ann Miller to redo much of the house. The home was taken down to the studs in a process that lasted about a year.
"The fire was devastating," Miller says, "but it allowed us to ultimately end up with a much more inviting and livable home because we were able to add living and practical spaces, indoors and out, that we didn't have before the fire."
Earlier remodels enclosed the original garage to become a game room and added the detached garage. A foyer was created to change the entrance to the house from a second floor, side door to a first-floor front door. Another bedroom suite was added near the new foyer.
Now that children have flown the nest, Miller, who does charity work both here and in South Africa, has decided to downsize. She has put the home on the market for $3.5 million with Francie Little of Portfolio Real Estate.
From the new two-story foyer with stone accents, doors lead on one side to a guest quarters with a fireplace, full bathroom and walk-in closet. Above it is another guest room that is only accessible from the outside.
In PA, Do I need a building permit for replacing siding, windows and doors?
It was a home then a office was added on. It was in terrible shape. We replaced the outside doors, windows and siding. We put a new driveway. We got electrical inspections for updating the old wiring. We got plumbing inspections for the new bathrooms.
Would requre a permit when changing any means of egress, electrical or plumbing pathways.

I don't think that you need a building permit. You only need a building permit for new building construction that you can see from the outside. ex. a new sun room
